If your deal is approved, we will need all of the signed documents required to open escrow and close at title.
We send an email to the title company and CC - ALL PARTIES INVOLVED. If you have not yet chosen a title company, escrow agent, or attorney, we can assist by offering a list for you to consider before sending out the email.
Upon contacting Title and opening escrow, we will request a Title Report from your title company.
The ordered title report will reveal any liens and encumbrances on a property. The timeframe for this can exceed two weeks, depending on the title company. In specific cases, an ID report may be necessary. Once we receive the report, we will examine it and, should liens be disclosed, it may be necessary to renegotiate the terms of your deal.
The title report is reviewed by TC & buyer for liens plus proper names & addresses for all parties
Unexpected liens could present as Memorandums, Judgements, IRS liens, Child Support liens, utility liens, HOA liens....AND MANY MORE!
Negotiations may need to take place based off of findings from the title report.
During this time period constant communication will take place with TC & buyer. We will make sure any updates are communicated & our clients are on the same page.
As the closing date nears, unexpected issues may arise. We will maintain communication with all involved parties to address and resolve these situations promptly and will assist in renegotiation if required. Meanwhile, if everything proceeds smoothly, the escrow or closing attorney will compile and distribute all necessary documents for closing.
After All Parties have reviewed and/or negotiated terms based off the title report and/or ID Report, the escrow/closing attorney will prepare all legal documents for closing (promissory note, deed, etc).
Settlement statements & closing docs are sent for review to all parties
Escrow/attorney/title will arrange notaries and send wiring instructions for closing funds which are verified by TC and buyer.

Whether it's a document that needs urgent signing, a question from a buyer or seller, or an unexpected hurdle with the title or escrow, your presence and readiness can make all the difference. Being punctual and available ensures a smoother process, helps prevent delays, and gives all parties peace of mind, knowing that any surprises can be handled swiftly and effectively.
Buyers sometimes forget to manage HOA details, insurance, and mortgage transfers, which are critical in creative financing. Establishing loan servicing is also essential. These time-intensive tasks are often handled by your transaction coordinator and require an additional fee for these services.
